The land part of AXE USA

Six pages on this site are about ground - buying it, leasing it, selling it, and getting work done on it. They used to be six separate doors on the header with no room behind them, which is how the man who owns this site ended up unable to find his own real estate section. This is the room.

AXE USA is not a real estate broker. We do not appraise land or timber, do not set or suggest a price, and are not a party to any sale you agree. Every ad on the boards below belongs to the person who posted it, an enquiry goes straight to him, and we take no commission on anything you close.

How selling timberland actually works

Selling the standing timber is not the same transaction as selling the ground, and a landowner does either one about once in his life. The guide walks the difference, what actually drives what a buyer will pay, what a timber cruise is and who should run it, why sale data in this business is so thin, and the tax questions to take to your own CPA.

No figures, no valuation of anybody's tract, and no side taken. It is the read that stops a man agreeing to something he did not understand.

Buying
Land For Sale
The tract board: timberland, hunting ground, farms and ranches, posted by the landowners who own them and by licensed agents. An agent's ad carries his state-board licence disclosure on the card, and an enquiry goes to the seller, not to us.
Leasing
Hunting Leases
Ground offered for the season rather than for sale - acres, game, and the terms the landowner is setting. You deal with him directly and agree the lease between yourselves.
Selling
Sell Your Land
Free, and no account. Describe the tract - county, acres, what is standing on it, when you want to move - and it goes to the listed real estate members who work that county, who each owe you a free land review. It is never published on this site, and one click in your confirmation email pulls it back.
For realtors
Land Leads
The other side of that desk. Listed real estate members subscribe to the states they work and take every tract a landowner posts in them, with his own name and phone number on it. One monthly fee per territory, nothing charged per lead, and a tract reaches three members at most.
Work on the ground

Site prep, forestry mulching, roads, firebreaks and planting - the crews who do the work between one stand and the next, and the jobs they are bidding on.

What is thin here

The two land boards on this site are young, and on a quiet week the tract board is a short page. There is no MLS feed behind it and there is not going to be one: the national land portals pay for those feeds and their licences forbid passing them on. So what you see on /land is what people have actually posted, and nothing has been padded out to make the grid look full.

If you came here to browse ten thousand tracts, the big portals have them and we are not pretending otherwise. If you came here to sell ground, lease it, or find out what the timber on it changes, that is the part of this section that works today.

What this section has that a listing portal does not

A national land portal can tell a buyer the acreage and show him the photographs. It cannot tell him what the timber standing on that tract is, who buys that species within haul distance of the gate, or who publishes a price report for the county it sits in. This site holds all three - the mill directory, the county pages under it, and the state price directory - and they are free to read whether you ever list anything here or not.

That is the honest pitch for this section: not the biggest board, the one that knows what is growing on the ground.
